I will represent you in every aspect of the Real Estate Transaction. This means you will have my loyalty 100% of the time. An Attorney would never represent both the plaintiff and defendant in the same case. By the same token, I believe Buyers and Sellers of real estate should have separate representation.
If a listing agent says “I can represent you by signing a Buyers Agency Agreement”, that is true. However, if they have listings with sellers, they are not an Exclusive Buyers Agent (EBA); they are a Buyer’s Agent (BA) and still working both sides of the fence. A Transaction Broker (TB) is prohibited by law from doing anything that might be interpreted as advancing your interest over those of the seller and should remain neutral in all matters. For the most part a (TB) is there to drive you to the homes and open the doors for you. A Listing Agent (LA), the one with the sign in the front yard, works only for the Seller not the Buyer. They do not represent you even though for years most Buyers thought they were their Agent.
My Job, and commitment, is to serve you to the very best of my ability. I promise to show you properties fitting your price range and criteria. When it comes time to make an offer, I will guide you every step of the way, usually saving you thousands off the listing price. When an offer is accepted my work is still not done because I will assist you with inspections, lenders, surveyors, and title companies.
I have been a full time Realtor for the past for 28 years. The last 18 years I have worked only as an Exclusive Buyer’s Agent. That is longer than any other (EBA) in Dona Ana County. I have NEVER listed a property since I became an (EBA). This allows me to not have any conflicts of interest, so I can represent you, the Buyer, Exclusively. I have represented hundreds of clients buying millions of dollars in real estate. I have a firm knowledge of the market and true values of homes in this valley.
The compensation for my service is paid through the Realtor Multiple Listing Service, via the seller and the listing agent. Because the commission comes from the proceeds of the sale, you are indirectly paying it in the cost of the property. You should have your own Exclusive Buyers Agent.
